Lake Tahoe real estate is unique because it straddles both Nevada and California.  This large, freshwater lake is located in the Sierra Mountains, just west of Carson City.  The area surrounding Lake Tahoe is often referred to as simply "Tahoe" and currently houses a number of ski resorts as well as summer outdoor recreation.  The average rainfall in Lake Tahoe ranges from 26-55 inches per year.  Most of this is from snow that falls between November and April.

 
The lake of Lake Tahoe is the second deepest in the US and twelfth deepest in the world, with a depth of 1,645 feet.  There is seventy-two miles of beautiful shoreline.  Two-thirds of the shoreline lays in California while the rest lays in Nevada.
 
~ Lake Tahoe History
 
The Washoe people were the original inhabitants of the Lake Tahoe area.  The first white men entered the Lake Tahoe area on February 14, 1844.  Initially named Lake Bonpland, Lake Tahoe became its official name in 1945.  Lake Tahoe was split in half and divided up between California and Nevada when California became a state.
 
At the beginning of the 20th century, Lake Tahoe real estate consisted primarily of a few vacation homes.  After World War II, there was a boom in construction in the area and casinos became prevalent in Nevada.  This resulted in a very dramatic increase in residential and commercial development around Lake Tahoe.  The population increased from 10,000 in 1960 to 90,000 in 1980.

~Lake Tahoe's Climate

The annual precipitation averages just over fifty-five inches on the basin's west side and around twenty-six inches on the basin's east side.  The majority of this precipitation is snowfall, which occurs during the months of November through April.  Some rainstorms are combined with the snowfall on rare occasions.  The yearly runoff occurs in the late spring.  August is usually reported as the warmest month in the Lake Tahoe area.  The average highs in the summer are 78° and the average lows in the summer are 39°.  The average winter highs are 41° and the average winter lows are 15°.  Summer temperatures reach the 90s on an average of 2 days a year. 
 
You wont find a more pleasant climate than that of Lake Tahoe, you get just the right amount of snow in the winter and the best temps for summer play.

 ~Education in Lake Tahoe
 
The Lake Tahoe Unified School District provides public education for the students of Lake Tahoe in grades pre-k through twelfth.  The district works side by side with the community and parents to provide a safe and quality environment so all students can develop confidence in the areas of basic skills while they prepare to become contributing and responsible citizens.  The district also expects high standards of achievement for each student.  These expectations are clearly defined and tools for attainment is provided.    
 
There is also private and magnet schools along with schools for higher learning in the surrounding area of Lake Tahoe.
 

~ Lake Tahoe Recreation
 
Outdoor recreation is a fundamental part of life in Lake Tahoe.  There are so many different activities to participate in.  Skiing is the #1 sport in the winter time.  There are 7 main ski resorts in the Tahoe area: Heavenly, Alpine Meadows, Mt. Rose, Kirkwood, Sierra at Tahoe, Squaw Valley and Northstar at Tahoe.  Snowboarding is also a favorite pastime.  In the summer, you can enjoy many water sports on the lake.  Water skiing, boating, swimming, fishing and jet skiing are just a few activities to take part in.  The beautiful Sierra Nevada Mountains lend themselves to camping, biking, hiking, 4x4 vehicles, ATV rides and general exploration.  If gambling is your idea of fun, casinos are also available here.
